Exterior rendering

Rendering Costs in Beeston | What a Quotation Should Cover

Two quotations can cover the same wall area and describe quite different jobs. One may include removing old render, moving a downpipe and reinstating a light; another may assume a prepared background and clear access. Compare the work before comparing the total. This guide deliberately gives no monetary estimates while genuine project pricing is unavailable.

Describe the starting condition

State whether the wall is bare masonry, painted render, pebbledash or a mixture. Photograph old repairs and anything loose, cracked or stained. The survey should establish what can remain and where further investigation is needed. A price based on applying a finish to sound render cannot fairly be compared with one that includes complete removal and repairs to the masonry underneath.

Where the background is concealed, ask for the assumptions to be written down. An agreed trial section may help define the work, but it will not necessarily reveal every condition across a large elevation. The quotation should explain how additional findings will be recorded and authorised. That process is more useful than an unexplained allowance labelled preparation.

Count the edges as well as the square metres

Window reveals, external corners, small returns and interruptions can take substantial attention. A broad blank wall and a smaller wall with several openings are not equivalent simply because one has fewer square metres. Include the lower termination, roof junction, retained brick bands and any place where the new finish meets an old one.

For an extension, agree whether the return into a side passage is included and how the work meets the original house. For insulation, ask which sill, pipe and roof-edge changes form part of the package. These are functional details, not optional decoration. The external wall insulation guide explains why the added thickness needs coordination with other work.

Make responsibilities visible

Access equipment, protection, waste handling, service alterations and reinstatement should each have a named responsibility. The rendering contractor may provide some items, another trade may provide others, and the owner may be asked to arrange permissions. That is workable when it is explicit. Problems arise when everybody assumes another person has included the same task.

An occupied house also needs practical arrangements for doors, paths and temporary storage. For premises in use, record opening hours and delivery requirements. The quotation need not become a full construction programme, but it should identify constraints that affect the proposed method and sequence.

Compare alternatives on equal terms

A repair, a colour change and complete replacement may all be suggested for the same house. They need different evidence and produce different outcomes. Ask why each option is considered suitable, what texture will remain and how the repaired or retained areas will look. The pebbledash removal page is particularly useful where one proposal involves stripping the wall and another retains its texture.

Keep the accepted specification, sample decision and subsequent written changes together. The final record should show what was actually agreed rather than a collection of competing early options. It will also help when planning future maintenance or work on another elevation.

Common questions

Should I compare a square-metre rate alone?

No. Check the included preparation, access, openings and details first. A rate without its assumptions can conceal substantial differences in scope.

What if removal reveals damaged brick?

The agreed process should allow the condition to be assessed and the additional work authorised before it proceeds.

Can one elevation be quoted separately?

Yes. Define its boundaries and include the access and junction work needed for that separate package.
